Availability across the portfolio is managed using a clear and balanced points system, depending on your Membership share class.
Weeks vary in value depending on season and demand, helping ensure fair usage across the membership, with the opportunity to enjoy peak travel periods.
This structure prevents over-booking, supports flexibility, and keeps availability flowing throughout the year.

2025 member usage:
- Classic members averaged 26.3 nights per year
- City members averaged 15.5 nights per year

Portfolio occupancy in 2025:
- 71% occupancy across Classic homes
- 81% occupancy across City properties

Availability is carefully structured to maintain consistent access to homes. It works out that there are approximately six members for every home in the portfolio, and 12 members for every apartment. Shorter stays in the city apartments naturally create more availability.

Over the past 10 years, our Classic portfolio has averaged a 40% vacancy rate, and our City collection around 30% vacancy, meaning there is almost always something available to book.
