How The Hideaways Club Works

We bring together a portfolio designed for every lifestyle, with homes in some of the world's most desirable destinations. Sun, sea, city or ski, from spacious villas and elegant fincas to cosy chalets and chic apartments, you can co-own up to 45 exceptional homes without the hassle and at a fraction of the cost of buying on your own.

When you join The Hideaways Club, you become both a fundholder in the Property Company and a Club Member. Your investment is what gives you access to our collection of homes. Joining is simple and transparent, created to give you an elevated experience as a true alternative to owning outright.

We organise your travel, manage your bookings and provide year-round support. We also oversee maintenance, acquisitions and sales in partnership with the Membership. Our team brings expertise across finance, legal, operations and hospitality, and every member has their own dedicated Personal Concierge and Member Services Liaison to look after them personally.

Your investment is placed into one or both regulated Property Companies, depending on whether you choose the Classic or City Fund. These companies legally own the homes you enjoy as a member, keeping your capital ringfenced and separate from day-to-day operations.

here's how we keep your investment secure and the Club running at the highest standards

- The Property Company has its own board comprising of rotating Club Members, Directors and also EIF Board Directors who are independent directors licensed by the Gibraltar Financial Services Commission

- A Member Advisory Committee is in place and Club Members can make a application to join this committee that provides oversight and recommendations to the Board of Directors

- Velay Financial Services acts as the Investment Manager with responsibility for investment oversight and compliance and takes the final decision on all investment activity

- The Club appoints annually a reputable auditor, currently BDO, to conduct the annual fund audit, ensuring independent financial reporting

Membership Options

Choose the membership that suits your travel preferences. Whether you're drawn to the diversity of the Classic Collection, the energy of the City Collection, or both, there are options designed around how often you plan to travel and the level of flexibility you need.

Your investment at a glance:

Entry Cost - A one-time capital investment into purchasing properties

Placement Fee - A one-time joining fee to cover legal and on-boarding costs

Fund Provision Fee - An annual contribution covering adminstration costs managing the investment fund

Annual Cost Contribution - Covers your share of the costs to manage the portfolio

Annual Fees vary by share class and provide a discount to the market of around 50%. There are no booking or hidden fees. Members also receive a three-year forecast of expected annual contributions, broken down, ensuring transparency and peace of mind.

Reporting and Valuation

As a Member, you'll receive an Annual Operating Review each year, offering key financial updates, portfolio insights, and performance highlights. All Club financials are independently audited by BDO, ensuring full transparency and governance.

To assess the value of the fund:
- One-third of properties are professionally revalued each year to help determine the Net Asset Value (NAV) of your share
- The remaining two-thirds are reviewed by the Investment Manager, Velay Financial Services

The Net Asset Value is subject to market conditions and currency fluctuations.

Planning for the Future

Membership is flexible

Many Members see their investment as more than just access to the portfolio - it's a lifestyle to enjoy now and a legacy to share with family, with shares easily transferable to the next generation. If you decide to sell your share and exit the Club, there are clear and straightforward options available, and we'll be on hand to guide you through them.

There are three structured sale of share options available:

1. Private Sale
- You may sell your share privately to a buyer of your choosing
- The Club assists with the necessary documentation to facilitate the transfer

2. Resignation List
- Operates on a 2-in-1-out basis, for every two new members who join, one resigning member exits and the new capital is invested in properties
- Designed to support steady capital growth and maintain portfolio strength
- Share Value is at the full Entry Cost plus any appreciation

3. Share Resales
- This system is an secondary market, primarily aimed at existing Club Members to acquire shares from one another, potentially at discount to full entry price. On occasions, resales are available to new Members.
- Final sale price would be expected in range from Net Asset Value up to the published Entry Cost
